Realtor Fees are not allowed, ONLY commission.  NO shortsale negotiation fees, bonus, transaction fees, etc.  Please read guidelines. The ONLY permitted fees are the fees agreed to and paid for by Fannie, Freddie, HUD, or a bank on an REO.

• Reservation to Underwriter Certification is 45 days- loans will be canceled on the 46th day.

• Reservation to Delivery of files is 80 days.  You will need to request an extension good for 10 days if your file is not going to make it.

• Reservation to Purchase is 115 days.  Loans will be cancelled.  Please clear exceptions before this date.
